The gap between July and October comes close to double, so a single price would mislead. Each figure is the total for one week and includes 20% VAT and 2% accommodation tax.

Sterling and euro figures are indicative; the amount is calculated at the Central Bank selling rate on the day of payment. For stays longer than a week the nightly rate drops, so do ask.

Milas–Bodrum is the only airport on the peninsula. The distances below are by road, from the airport exit to the centre of each bay. Journeys take longer in summer traffic; if we arrange the transfer, the driver tracks your flight.
The houses differ in size but not in kit: a fully equipped kitchen, air conditioning in every room, a shaded outdoor seating area and at least one terrace with a view of the sea.
This is an enquiry, not a booking. Nothing is charged when you send it. We confirm availability, send a written quote, and only then ask for a deposit.
For the whole house. The figure in the table is the total for one week; how many of you come does not change it, as long as you stay within the capacity.
No. Booking platforms add 15% to 20% on top of the accommodation price. We are the agency for these houses, so there is no third party in between.
Once we have your enquiry we check availability and send a written quote. If you accept it we ask for a 30% deposit, and the balance is due 14 days before arrival. No booking exists until the deposit is paid.
Not in July and August; in those months we run Saturday to Saturday, seven nights. In April, May, October and early November four nights is enough.
The heat pump uses a serious amount of electricity in a day, and we did not want to bury a cost in the price that not everyone uses. Four of the houses have heating, charged daily. The water takes 24 hours to warm up, so tell us when you book.
At the Gümüşlük, Yalıkavak, Türkbükü, Bitez and Torba houses you can walk to the shop and the sea, so a car is not essential. For Gündoğan and Akyarlar we recommend one. Minibuses run between the bays but thin out in the evening.
Yes at the Gündoğan, Bitez and Torba houses. Tell us when you book; the deposit is slightly higher at those houses because of the extra clean on departure.
Gündoğan and Bitez. The sea is shallow and calm at both, and the pools are fenced. We do not recommend Akyarlar for young children: it is windy all day and the pool is deep.
More than 90 days before arrival everything is refunded, deposit included. Between 60 and 89 days we retain 30%, between 30 and 59 days 50%, and inside 29 days there is no refund. Changing your dates is free if we have availability.
Under Turkish Law no. 1774 the identity of every guest staying is recorded and reported. This is not our preference, it is a legal requirement. Keep your passport or ID with you.
Every home let to tourists in Türkiye must hold a permit from the Ministry of Culture and Tourism. The permit number of all seven houses is printed under each card and in the details table. Staying in an unlicensed home puts the guest at risk too.

Formation and performance of a contract (art. 5/2-c), legal obligation (art. 5/2-ç) and legitimate interest (art. 5/2-f). Marketing messages are sent only with your explicit consent and never without it.
Your data is not sold to third parties for marketing. It is shared only as far as the stay requires: with the homeowner, with a transfer company if you ask for one, and with public authorities where the law requires it.
Enquiries that do not become bookings are kept for 2 years; booking records are kept for 10 years as tax law requires.
You may ask what data we hold, have it corrected, erased or anonymised, object to processing and claim compensation for damage. Write to [email protected] or to our registered e-mail address; you will have an answer within 30 days.

Brokerage of weekly, tourism-purpose rental of licensed homes on the Bodrum peninsula. The house, the dates, the number of guests and the total price are each set out in the written quote.
The weekly figures shown on this site include 20% VAT and 2% accommodation tax. Pool heating, transfers and the damage deposit are not included; the quote states plainly which of these will be charged. Payment is by bank transfer: 30% deposit on confirmation, the balance 14 days before arrival.
The stay begins at 16:00 on the date in the quote and ends at 10:00 on the departure day.
Under the Distance Contracts Regulation there is no right of withdrawal for accommodation services supplied on a specified date. The cancellation scale below applies instead and is sent to you in writing with the quote.
Disputes may be taken to the Consumer Arbitration Committee or the Consumer Court at the consumer's place of residence, within the monetary thresholds set by the Ministry. Complaints about agency conduct may be raised with the Ministry of Culture and Tourism and with TÜRSAB.

Cancellations are assessed by the date your written request reaches us. Refunds are paid to the account you paid from within 14 days of the cancellation being accepted.
Moving to other dates in the same season is free if we have availability. If the new dates fall in a more expensive period, only the difference is charged.
If a fault makes a house unusable we first offer another house of similar standard; if you decline, everything you have paid is refunded within 14 days.
Taken in cash on arrival. If the departure check finds no damage it is returned the same day; if it does, the cost is documented and set off against the deposit.
